Wynwood is positioned to become a central hub of Miami. It has evolved from a set of derelict warehouses and neglected streets to a neighborhood of art, culture, dining options and major development. Higher education is now becoming part of that picture.
Ken Griffin purchased the Wynwood real estate holdings of Moishe Mana, a transaction which The Real Deal says “rattled” the South Florida real estate world. Among the properties Griffin purchased is land which could be used by Carnegie Mellon University to build a large Miami campus.
A report in The Real Deal noted that the planned campus covers over 35 acres and will transform a large part of the neighborhood into a hub for advanced research, technology, education and entrepreneurship. The university says the campus will structure “learning and inquiry around societal challenges rather than academic majors alone.”
Once the Miami campus is fully built out, Carnegie Mellon is expected to serve over 3,500 students, close to 300 faculty and 600+ staff members. Local commercial real estate professionals believe this will lift demand for apartments, retail, and office space not only in Wynwood but also in areas such as Edgewater, the Design District, Midtown Miami and downtown Miami.
Florida YIMBY recently published a batch of newly rendered images of 2100 North Miami Avenue. Grey stucco will be used to clad the building’s shell and the major load bearing walls of the building. Dark rectangular frames made out of C-shaped channel beams will divide the facades into sections of six residential floors on the lower levels and three on the upper, creating balconies and an amenity terrace in between.
The exterior of the ground floor and mezzanine level will be covered with deconstructive graffiti art. The Windows will be grey glass within dark aluminum frames. The Balcony Railings will be glass. The Parking Floors will be hidden from view by metal mesh Railings. The Artistic Louvers will cover the Mechanical Floors.
These residential units are said to be offered in a variety of configurations including studios of 526 square feet and three-bedroom units of 1,912 square feet. The average unit size will be approximately 803 square feet.
