{"id":642686,"date":"2026-07-28T13:13:13","date_gmt":"2026-07-28T13:13:13","guid":{"rendered":"https:\/\/buglecall.org\/?p=642686"},"modified":"2026-07-28T13:13:13","modified_gmt":"2026-07-28T13:13:13","slug":"us-home-prices-unexpectedly-jumped-in-may-chicago-leading-vegas-lagging-2","status":"publish","type":"post","link":"https:\/\/buglecall.org\/?p=642686","title":{"rendered":"US Home Prices Unexpectedly Jumped In May; Chicago Leading, Vegas Lagging"},"content":{"rendered":"<p><span class=\"field field--name-title field--type-string field--label-hidden\">US Home Prices Unexpectedly Jumped In May; Chicago Leading, Vegas Lagging<\/span><\/p>\n<div class=\"clearfix text-formatted field field--name-body field--type-text-with-summary field--label-hidden field__item\">\n<p>Having declined for three straight months, US home prices in America&#8217;s 20 largest cities was expected to rise very marginally (+0.1% MoM) in May (according to the latest data from S&amp;P Cotality Case-Shiller).<\/p>\n<p>Instead, home prices accelerated 0.3% MoM (better than expected), lifting the annual appreciation to +1.63% YoY &#8211; the fastest annual price gain since July 2025&#8230;<\/p>\n<p><a data-image-external-href=\"\" data-image-href=\"\/s3\/files\/inline-images\/2026-07-28_06-02-22.jpg?itok=H-x4xP8A\" data-link-option=\"0\" href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/2026-07-28_06-02-22.jpg?itok=H-x4xP8A\"><img fetchpriority=\"high\" decoding=\"async\" data-entity-type=\"file\" data-entity-uuid=\"e9e091ef-6b88-4778-8f8e-e3255980444b\" data-responsive-image-style=\"inline_images\" height=\"315\" width=\"500\" class=\"inline-images image-style-inline-images\" src=\"https:\/\/assets.zerohedge.com\/s3fs-public\/styles\/inline_image_mobile\/public\/inline-images\/2026-07-28_06-02-22.jpg?itok=H-x4xP8A\" alt=\"\" \/><\/a><\/p>\n<p><em><strong>\u201cMonthly price appreciation continues to reflect the seasonal strength often associated with the spring\u00a0homebuying season,\u201d<\/strong><\/em> Rebecca Kaufman, Associate Director of Commodities at S&amp;P Dow Jones Indice observed.<\/p>\n<blockquote>\n<p><em>\u201cOn a non-seasonally adjusted (NSA) basis, the National\u00a0Index rose 0.6% in May from April, while the 10-City and 20-City Composites each advanced 0.9%.&#8221;<\/em><\/p>\n<\/blockquote>\n<p>After adjusting for seasonality, the National Index declined 0.05% month over month, while the 10-City and 20-City Composites posted modest gains of 0.3% and 0.2%, respectively.<\/p>\n<blockquote>\n<p><em>&#8220;The gap between the NSA and seasonally adjusted results <strong>underscores the extent to which seasonal factors are supporting headline price growth<\/strong>,&#8221; added Kaufman. <\/em><\/p>\n<p><em>&#8220;Even where prices increased on a seasonally adjusted basis, gains remained modest and were negative in real terms.<\/em><\/p>\n<\/blockquote>\n<p>The geographic dispersion of home price trends continues to persist.<\/p>\n<p>Kaufman noted that while major metropolitan areas in the Northeast and Midwest recorded year-over-year gains exceeding the\u00a0national average, many metropolitan areas in the West and Sunbelt regions remain under pressure.<\/p>\n<blockquote>\n<p><em>\u201c<strong>For the third consecutive month, Chicago led all metros with a 6.9% annual increase in May<\/strong>, followed by New York (4.2%) and Cleveland (3.1%). <\/em><\/p>\n<p><em>In contrast, <strong>Las Vegas posted the largest decline,<\/strong> falling 1.9% year over year, with Seattle (-1.8%), Denver (-1.8%), and Tampa (-1.6%) also registering notable losses.&#8221;<\/em><\/p>\n<\/blockquote>\n<p>Given the lag in Case-Shiller data, mortgage rates could argue that prices should be starting to rise here&#8230;<\/p>\n<p><a data-image-external-href=\"\" data-image-href=\"\/s3\/files\/inline-images\/2026-07-28_06-10-04.jpg?itok=eQcKqFdi\" data-link-option=\"0\" href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/2026-07-28_06-10-04.jpg?itok=eQcKqFdi\"><img decoding=\"async\" data-entity-type=\"file\" data-entity-uuid=\"0bd18178-90bc-4bcc-8994-bacab42a22c1\" data-responsive-image-style=\"inline_images\" height=\"312\" width=\"500\" class=\"inline-images image-style-inline-images\" src=\"https:\/\/assets.zerohedge.com\/s3fs-public\/styles\/inline_image_mobile\/public\/inline-images\/2026-07-28_06-10-04.jpg?itok=eQcKqFdi\" alt=\"\" \/><\/a><\/p>\n<p><em><strong>\u201cAffordability remains a significant headwind for the housing market,\u201d<\/strong><\/em> Kaufman concluded.<\/p>\n<p><em>\u201cThirty-year\u00a0mortgage rates increased to 6.5% in May, leaving the ultra-low 3% borrowing costs a distant memory.
