That slowed the annual improvement in sales to +2.75% YoY&#8230;<\/p>\n<p><a data-image-external-href=\"\" data-image-href=\"\/s3\/files\/inline-images\/bfmF05A.jpg?itok=SFMSZIXd\" data-link-option=\"0\" href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/bfmF05A.jpg?itok=SFMSZIXd\"><img fetchpriority=\"high\" decoding=\"async\" data-entity-type=\"file\" data-entity-uuid=\"f140e52e-e95f-4d7f-abb3-5b3775aec545\" data-responsive-image-style=\"inline_images\" height=\"308\" width=\"500\" class=\"inline-images image-style-inline-images\" src=\"https:\/\/assets.zerohedge.com\/s3fs-public\/styles\/inline_image_mobile\/public\/inline-images\/bfmF05A.jpg?itok=SFMSZIXd\" alt=\"\" \/><\/a><\/p>\n<p>Overall, existing home sales SAAR remains just off record lows&#8230;<\/p>\n<p><a data-image-external-href=\"\" data-image-href=\"\/s3\/files\/inline-images\/bfm6AC7.jpg?itok=oKXaVQlu\" data-link-option=\"0\" href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/bfm6AC7.jpg?itok=oKXaVQlu\"><img decoding=\"async\" data-entity-type=\"file\" data-entity-uuid=\"237a8f3d-c4e2-4345-a099-ec5e77eafc83\" data-responsive-image-style=\"inline_images\" height=\"342\" width=\"500\" class=\"inline-images image-style-inline-images\" src=\"https:\/\/assets.zerohedge.com\/s3fs-public\/styles\/inline_image_mobile\/public\/inline-images\/bfm6AC7.jpg?itok=oKXaVQlu\" alt=\"\" \/><\/a><\/p>\n<p>\u201cThe back-and-forth in monthly home sales activity, <strong>driven by mild fluctuations in mortgage rates<\/strong>, shows <strong>how sensitive home buyers are to affordability<\/strong> conditions,\u201d NAR Chief Economist Lawrence Yun said in a statement. But recent job gains will continue to provide support to the housing market, he added.<\/p>\n<p>NAR\u2019s Housing Affordability Index, which measures whether typical families can qualify for a mortgage for a median-priced home, has improved somewhat from a year ago but is at its lowest since August 2025.<\/p>\n<p><a data-image-external-href=\"\" data-image-href=\"\/s3\/files\/inline-images\/bfmD649.jpg?itok=W_a4FU_z\" data-link-option=\"0\" href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/bfmD649.jpg?itok=W_a4FU_z\"><img decoding=\"async\" data-entity-type=\"file\" data-entity-uuid=\"0bb69816-b8d7-4280-9096-4da2d07772f2\" data-responsive-image-style=\"inline_images\" height=\"315\" width=\"500\" class=\"inline-images image-style-inline-images\" src=\"https:\/\/assets.zerohedge.com\/s3fs-public\/styles\/inline_image_mobile\/public\/inline-images\/bfmD649.jpg?itok=W_a4FU_z\" alt=\"\" \/><\/a><\/p>\n<p><strong>Inventories of new homes for sale remain high <\/strong>(and are thus pressuring homebuilders to choke back on additional supply)&#8230;<\/p>\n<p><a data-image-external-href=\"\" data-image-href=\"\/s3\/files\/inline-images\/bfm7FB6_0.jpg?itok=etWETbW-\" data-link-option=\"0\" href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/bfm7FB6_0.jpg?itok=etWETbW-\"><img loading=\"lazy\" decoding=\"async\" data-entity-type=\"file\" data-entity-uuid=\"91f66295-b9f7-4110-9487-5d09bf066042\" data-responsive-image-style=\"inline_images\" height=\"314\" width=\"500\" class=\"inline-images image-style-inline-images\" src=\"https:\/\/assets.zerohedge.com\/s3fs-public\/styles\/inline_image_mobile\/public\/inline-images\/bfm7FB6_0.jpg?itok=etWETbW-\" alt=\"\" \/><\/a><\/p>\n<p>But, <strong>the inventory of existing homes for sale climbed 1.3% from a year earlier to 1.56 million<\/strong>. From a month earlier, however, it fell slightly for the first time this year.<\/p>\n<p><a data-image-external-href=\"\" data-image-href=\"\/s3\/files\/inline-images\/bfm850F.jpg?itok=bE3B3qwZ\" data-link-option=\"0\" href=\"https:\/\/cms.zerohedge.com\/s3\/files\/inline-images\/bfm850F.jpg?itok=bE3B3qwZ\"><img loading=\"lazy\" decoding=\"async\" data-entity-type=\"file\" data-entity-uuid=\"73aa527b-a279-4be8-83ab-e49650d7e652\" data-responsive-image-style=\"inline_images\" height=\"304\" width=\"500\" class=\"inline-images image-style-inline-images\" src=\"https:\/\/assets.zerohedge.com\/s3fs-public\/styles\/inline_image_mobile\/public\/inline-images\/bfm850F.jpg?itok=bE3B3qwZ\" alt=\"\" \/><\/a><\/p>\n<p>Yun called the annual gain \u201c<strong>minuscule<\/strong>.\u201d<\/p>\n<p><em><strong>\u201cWe need to see 30%, 40%,\u201d <\/strong>he said.<strong> \u201cWe\u2019re not seeing that.\u201d<\/strong><\/em><\/p>\n<p>Last month, the median sales price of a previously owned home rose 1.8% from a year ago to a record high of $440,600, NAR data show.<\/p>\n<p>While prices continue to climb, the advance is far smaller than the gains seen a couple years ago.<\/p>\n<p><strong>Weakness in the US South, the nation\u2019s biggest home-selling region, helped drag down the national results,<\/strong> with sales there declining 3.6% to an annualized 1.89 million.
